West Roxbury Home of the Week: 64 Hastings St.

Lovely Victorian available in Highland neighborhood.

Charming. This description is often used to describe many homes, but for this property on Hastings Street, there is really no other verbal portrayal that could accurately describe its spirit. This historic Victorian presents many period details throughout an impressive almost 3,000 square feet of living space, such as two fireplaces, two staircases, classic wood details, ornate hardware, original oak parquet floors, large bay windows and a warm, inviting kitchen. It also offers three levels of finished living space within a flexible floor plan ideal for today's busy families.

French doors from the front foyer open into a 14 x 15 square foot living room that includes a vintage lighting treatment and a bump out for a lovely sitting area. The 18 x 13 square foot dining room is lined with period colonial blue wallpaper and presents a fireplace with an ornamental mantel as its main focal point. There is also a second fireplace in the home at the bottom of a stairway that reflects the era of this home and the value the original builders paid to effectively utilizing every bit of space. This enchanting cozy nook will likely be one of the most popular rooms on the floor. The layout of the 13 x 11 square foot eat-in kitchen and butler's pantry have remained intact and brings residents back in time with its warm and inviting ambiance.

The second floor boasts a 14 x 15 square foot family room, three bedrooms at 14 x 14, 13 x 11 and 13 x 10 square feet and the third story holds two additional bedrooms at 12 x 18 and 10 x 14 square feet. This bonus third level would make ideal accommodations for a master suite, teenagers, adult children or even a home office or hobby rooms.

This home is located in the unique Highland neighborhood which is the perfect setting for this Victorian gem. For potential homebuyers who relish the past and are interested in preserving and living in a striking piece of Boston history, this is the perfect home.

Both fireplaces are classic colonial style. Most of these older homes have the original masonry chimneys. So, you could add a top sealed damper with a gasket to reduce the loss of heat from your home when the fireplace is not in use. Or for even higher efficiency you could install a wood, pellet or gas insert to bring the fireplace up to as high as 80% efficiency and drastically reduce your heating expenses.
